Rents are higher in western and southern parts of Spandau than in the eastern neighborhoods. Because of their location near the Havel River, Pichelssee and Scharfe Lanke as well as Gatow and Kladow are the most popular residential areas of the district. New developments have been and are being constructed on the northern Havel in Haselhorst and Hakenfelde.

When it comes to residential areas, Spandau is quite diverse. Buildings range from the typical Berlin apartment buildings in Siemensstadt and the large housing estate Falkenhagener Feld to the villas and detached houses of the village-like neighborhoods Kladow and Gatow.

Spandau is located in the west of Berlin and borders on the state of Brandenburg. The Havel River separates the district from the rest of the capital.
Public Transport
For local public transport, the district offers connections to the city railway (S-Bahn) and the subway as well as numerous buses. The U7 from Rudow runs via Siemensstadt, Haselhorst A, and Spandau Old Town to Spandau City Hall. The S75 and S9 are extensions of the light rail and run to Spandau train station. This means that the center of Berlin can be reached fairly quickly.

The main traffic routes in Spandau are Ritterfelddamm/ Kladower Damm/ Alt-Gatow/ Gatower Straße/ Wilhelmstraße and Potsdamer Chaussee/ Wilhelmstraße in the south of Spandau, Schönwalder Allee and Niederneuendorfer Allee in the north, and Heerstraße, Nennhauser Damm/ Brunsbütteler Damm, Falkenseer Chaussee as well as Am Juliusturm/ Nonnendammallee and Ruhlebener Straße/ Charlottenburger Chaussee from west to east.
